A loose tile, a water stain on the bedroom ceiling or guttering that overflows whenever it rains can be worrying. Homeowners often ask what happens during a roof survey before arranging a visit, particularly when they are unsure whether they need a minor repair or more substantial work.

A proper roof survey is not a sales exercise or a quick glance from the pavement. It is a structured inspection of the roof and surrounding roofline, helping a roofing specialist understand the condition of your home, identify the cause of any visible issue and recommend the right course of action. The aim is to give you clear, practical information before work is quoted or started.

What happens during a roof survey?

The survey usually begins with a conversation about what you have noticed. You may have seen a leak after heavy rain, found pieces of mortar in the garden, noticed sagging guttering or simply be concerned about the age of the roof. These details are useful because they can point the survey towards areas that need particular attention.

The roofer will then inspect the property from ground level. This provides a first view of the roof covering, ridges, verges, chimney, valleys, gutters, fascias and soffits. At this stage, an experienced contractor can often spot obvious slipped or broken tiles, uneven roof lines, blocked gutters, damaged roofline boards and signs that water is not draining correctly.

Where safe access is possible and necessary, the inspection will be more detailed. This may involve using ladders, suitable access equipment or other safe methods to look closely at areas that cannot be assessed properly from the ground. A good survey should never involve unnecessary risk or damage to your roof.

The exact process depends on the type of roof, its height, weather conditions and the issue being investigated. A small leak on a single-storey extension will need a different inspection from an older pitched roof with chimney work and several roof slopes.

Checking the roof covering and key details

Most roof problems start with a small weakness in the covering or at one of the joints where water is directed away. During the survey, the roofer will look at the condition and security of tiles or slates, checking for cracks, movement, missing pieces and excessive wear.

Attention is also given to the parts of the roof that are designed to keep rain out, including flashing around chimneys and abutments, leadwork, valleys, ridge tiles and verge mortar. These areas work hard in poor weather and are common locations for water ingress. A single failed section of flashing can allow water into the roof space even when the rest of the roof appears sound.

For flat roofs, the survey focuses on the surface, edges, joints, outlets and any areas where water is holding. Blistering, splits, worn seams, standing water or lifting around the perimeter may indicate that repair is needed. With rubber flat roofs, the condition of the membrane and detail work around edges and penetrations is particularly important.

The inspection should establish whether the issue is localised or part of a wider problem. Replacing a few damaged tiles can be the sensible option when the rest of the roof is in good order. If tiles are failing across several areas, underlay is deteriorating or the roof is near the end of its working life, a re-roof may offer better long-term value.

Looking at gutters, fascias and soffits

Roofline work is closely connected to the condition of the roof. Gutters that are blocked, incorrectly aligned or leaking at joints can send water down exterior walls and into areas where it should not be. The survey checks whether gutters are draining as they should, whether downpipes are secure and whether there are signs of overflow or poor falls.

Fascias and soffits are also assessed for cracks, rot, movement and inadequate ventilation. Older timber boards can deteriorate where gutter leaks have been left for too long. Replacement roofline products can improve the appearance of a property, but their main job is to protect the roof edge and help manage moisture correctly.

A survey may also reveal that the guttering itself is not the root cause. Water overflowing at one point can be caused by debris, but it can also be a result of a roof valley directing too much water into an undersized gutter or a downpipe that is blocked below ground level.

Checking inside, where appropriate

If there is a reported leak, the roofer may ask to inspect the loft or the internal area affected. This can help trace the route water has taken and distinguish between a roofing issue, condensation or a problem with plumbing.

Inside the loft, signs such as damp timbers, wet insulation, daylight around roof details, staining and mould can provide useful evidence. However, the point where a stain appears inside is not always directly below the fault. Water can travel along timbers, felt or pipework before becoming visible, which is why an external inspection is equally important.

Not every survey requires an internal check, and a lack of visible damp does not automatically mean the roof is perfect. Some defects only show themselves during wind-driven rain or after prolonged poor weather.

Photographs, findings and honest advice

A professional survey should leave you with a clear understanding of what has been found. Photographs can be particularly helpful, as they show roof-level issues that are difficult to see from the ground. You should be told what the defect is, why it matters and what could happen if it is left untreated.

The recommendation should be proportionate to the condition of the roof. In many cases, a straightforward repair is all that is required. In others, replacing worn flashing, renewing a flat roof or carrying out a full re-roof may be the more dependable solution. The right answer is based on condition, not simply on the size of the job.

A clear quotation should set out the proposed work, the materials to be used and any associated tasks, such as replacing damaged battens, renewing guttering or removing waste. If scaffolding, access equipment or chimney work is required, this should be explained rather than appearing as an unexpected extra later.

What a roof survey cannot always tell you

Roof surveys are thorough, but they are not guesswork-proof. Some hidden defects only become clear once tiles are lifted or an old flat roof covering is removed. Rotten timber beneath a covering, for example, may not be visible until repair work begins.

A reputable contractor should be upfront about this possibility. If further damage is discovered, they should explain what has been found, show you where practical and discuss the cost and options before carrying out additional work.
