A stain appearing on the ceiling beside a chimney breast, a damp patch in the loft or water tracking down an internal wall often points to one small but vital part of the roof: the flashing. Knowing how to seal roof flashing can help with a minor, accessible defect, but it is equally important to recognise when sealant will only hide a larger problem.
Roof flashing is designed to direct rainwater away from vulnerable joints, including around chimneys, roof windows, valleys, dormers and where a roof meets a wall. When it fails, water can find its way beneath tiles, felt and timber before it becomes visible indoors. A careful repair protects the roof structure as well as the rooms below it.
First, check whether the flashing is the real problem
It is tempting to see a gap and fill it with sealant. In some cases, that is the correct repair. In others, cracked mortar, slipped tiles, corroded metal, failed underlay or a blocked gutter is allowing water in nearby.
From ground level, look for lifted edges, splits, gaps along the top of the flashing, loose or missing mortar, staining on brickwork and debris building up in valleys or gutters. Check the loft during or shortly after rain if it is safe to do so. Fresh water marks, wet insulation or drips around a chimney indicate an active issue.
Do not climb onto a pitched roof or lean a ladder against guttering to inspect it. Roof work is not just about getting to the fault. Safe access, stable footing and avoiding damage to tiles are all part of doing the job properly. If the cause is unclear, a professional roof survey is usually the sensible first step.
When sealing roof flashing is suitable
Sealing can be an effective repair where the flashing itself is sound and securely fixed, but a small joint has opened up. Common examples include a narrow gap where lead flashing meets brickwork, a failed seal around a roof window or a small split in a compatible flashing membrane.
It is not a dependable long-term answer for badly perished flashing, loose step flashing, deep cracks in chimney mortar or flashing that has pulled away because the roof covering is moving. Adding more sealant to failing materials may stop water briefly, but it can also trap moisture and make the eventual repair more involved.
The type of flashing matters. Traditional lead is commonly used around chimneys and roof junctions because it is durable and can be shaped to suit the roof. Aluminium, zinc, steel and modern flexible flashing products are also used. Each needs a sealant that is suitable for the material and for external roofing conditions. Using the wrong product can lead to poor adhesion, cracking or a reaction with the metal.
How to seal roof flashing for a small repair
For a minor defect that can be reached safely from a properly secured ladder or a safe working platform, preparation matters more than applying a large amount of sealant. Roofing sealant needs a clean, dry, stable surface to form a lasting bond.
Choose a suitable roofing sealant
Use a high-quality exterior roofing sealant that is compatible with the flashing material. For lead flashing, a specialist lead sealant or suitable neutral-cure roofing sealant is generally the better choice. Avoid ordinary household silicone unless the manufacturer specifically confirms it is appropriate for the application.
A good roofing sealant should remain flexible as temperatures change. Roof materials expand and contract through the seasons, particularly on sunny elevations. A rigid filler may look tidy at first but can crack as the joint moves.
Clean and dry the area thoroughly
Remove loose mortar, old failed sealant, moss, dust and dirt from the joint. A scraper or stiff brush can help, but take care not to puncture, crease or pull up the flashing. If old sealant is firmly bonded and sound, it may be possible to trim away only the failed section. If it is lifting throughout, it should be removed before the new repair is made.
The area needs to be dry. Avoid work during rain, frost or when rain is expected before the product has cured. Even a suitable sealant will struggle to bond to a wet, dirty surface. This is one reason emergency repairs carried out in poor weather are often temporary measures rather than a finished solution.
Apply sealant to the joint, not over the whole flashing
Cut the nozzle to suit the width of the gap and apply an even, continuous bead along the joint. Press the sealant firmly into the gap, then smooth it with a suitable tool to ensure contact with both surfaces. The finished bead should cover the opening cleanly without spreading excessively over the face of the flashing.
More sealant is not better. Thick, untidy applications can trap dirt and water, look poor and fail at the edges. The aim is to close the water entry point while allowing the flashing to continue doing its job of shedding rainwater.
Allow the product to cure for the time stated by the manufacturer. Keep an eye on the repair after the next heavy rainfall. If the leak returns, do not continue adding layers of sealant. The fault is likely to need a more thorough repair.
Pay close attention to chimney flashing
Chimneys are one of the most common locations for flashing leaks. A chimney has several vulnerable areas: the front apron, side step flashing, back gutter or soakers, and the mortar joints holding the upper edge of the flashing in place.
Where the lead enters a mortar joint, the joint may need to be carefully raked out and repointed or sealed with a suitable product. If the lead is loose, poorly dressed, split or too short to direct water properly, sealing the top edge alone will not resolve the problem. The flashing may need refixing or replacing in sections.
Chimney repairs also need a wider check. Damaged brickwork, failing flaunching around chimney pots and cracked render can all allow water into the structure. Water does not always emerge inside directly below the point where it entered, so a proper inspection is valuable.
Do not overlook roof windows, valleys and wall abutments
Roof windows have proprietary flashing kits that work together with the surrounding tiles or slates. If water is getting in, the cause may be debris, damaged tiles, poor installation or a worn gasket rather than a simple sealant failure. Covering drainage channels with sealant can make the problem worse.
At a wall abutment, flashing should overlap correctly and direct water onto the roof covering. A gap at the top may be sealed if the flashing is secure, but loose masonry, missing pointing or movement in the roof needs attention first.
Valleys carry a large volume of water, especially during heavy Midlands downpours. A small defect here can quickly become a major leak. Leaves, moss and broken tiles should be cleared by a competent roofer, not by stepping into a valley and risking damage to the lining beneath.
Signs that you need a roofer rather than sealant
A local repair is often straightforward when dealt with early. It is best to arrange a professional inspection if you see any of the following:
- Water marks returning after a previous sealing repair.
- Loose, split or visibly deteriorating lead flashing.
- Crumbling chimney mortar or gaps around multiple sides of the stack.
- Slipped, cracked or missing tiles close to the flashing.
- Damp loft timbers, wet insulation or widespread staining indoors.
- A leak around a flat roof edge, roof valley or roof window where the source is uncertain.
A roofer can trace the path of water, check the condition of nearby roof coverings and recommend the repair that makes sense for the age and condition of the roof. Sometimes that is a small resealing job. Sometimes replacing a section of leadwork or correcting the surrounding tiles is the only way to provide a lasting result.
Keep flashing in good condition
Flashing lasts longer when the roof is maintained as a whole. Keep gutters clear so water is not backing up beneath the roof edge. Have slipped tiles and damaged mortar repaired promptly, and look over the roof from the ground after high winds. If a chimney, roof window or extension has recently been altered, check that the flashing has been reinstated correctly.
